Next July, a new Residences Soleil will open its doors to seniors, at the angles of Berri and Sherbrooke. It’s a very unique residential project since it will be the first time ever in Montreal, that a large scale hotel will be converted into a retirement residence.
« Right now, we are transforming the entire hotel in apartments of 1 ½ to 4 ½ rooms. Its new name will be Manoir Plaza. In total, 420 apartments will be available. Our surface area represents 330 000 square foot divided into 25 floors. », says Eddy Savoie, founder and executive board’s president of Groupe Savoie – Les Residences Soleil.
Not less than 30 000 square feet will be use for common areas. You’ll find an indoor mini golf, two bowling alleys, a spacious atrium, a movie room and a big dinner room at the last floor with a panoramic view on Montreal. Residences Soleil Manoir Plaza will be the first retirement residence to have direct access to the subway in North America. A major asset for our residents!
Groupe Savoie, a family business, also acts as the general contractor. They expect to invest between 45 and 50 million for the project. This amount includes the 27 million given to the Dutch society Kincardine B.V. to buy the Hotel closed in 2010.
« It’s a challenge for us, because we’re used to build from scratch. In this case, with the Plaza Hotel, it was an advantage because we kept most of the original sizes and shapes of the rooms», says Eddy Junior Savoie, executive construction’s president of Groupe Savoie.
In addition, the ball room of the Hotel will be transformed into an Atrium because of the high ceiling at 18 feet from the floor. The building, built in 1974, was in a really good shape when the deal was done, so they didn’t have to hire any engineers to execute major work. However, they decided to call the architect Christian Langlois to help with architectural concept.
At this time, about two thirds of the reconstruction are done. « We hired the firm GRV Experts-Conseils to complete the mechanical and electrical engineer work that needed to be done. We’ll soon start working on six elevators, on our security system and building bigger apartments. During the months to come, we’ll also need to work on the basement parking», says Eddy Junior Savoie.
In fall 2011, Groupe Savoie decided to build another Residences Soleil. This time in Brossard, nearby the Saint-Laurent River. « We plan on welcoming our first residents in June. The building will have 17 floors and 480 apartments. The divisions and amenities will be very similar to the Manoir Plaza», notices Eddy Savoie.
About $ 90 million are invested in this project that will soon have a second phase, evaluate to $ 75 million. The schedule for the second phase isn’t done yet but Manoir Brossard will offer around a thousand apartments.
Right now, 85% of the works for the phase 1 are completed. The landscape design will be done next year. With these two new projects, Groupe Savoie now counts 14 residences throughout the Quebec.
